The unincorporated Will County assemblage provided unique transportation and logistics solutions for warehousing and distribution of both packaged and bulk products. The existing CSX rail improvements were enhanced by obtaining ACOE, IEPA and IDNR permits for construction of a barge dock to access the Inland Marine Transportation System via the Illinois River.
The property is located five miles north of the Nation’s largest Inland Intermodal Port (6,100-acre combined BNSF & UP Intermodal Centers) and one mile south of the intersection of I 55 & I 80. This location provided access to West Coast Ports with minimal dray expenses from or back to the BNSF or UP Inland Ports and ‘Over the Road’ distribution to the Chicago Metropolitan Marketplace with two day service to all points east of Denver. River frontage without access to handle long haul, upriver stevedoring service from the Gulf Coast to Mid-America was a problem that required extensive planning and execution to ensure eventual approvals for barge dock construction permits.
The transaction cycle consisted of assembling two separate contiguous parcels and disposition to three end users. The Brownfield redevelopment and Greenfield development required implementation and completion of entitlement processes for various permits. The developers coordinated environmental engineers, surveyors and civil engineers to surpass rigorous standards imposed by City, State and Federal departments for NFA designation and mitigation of federal wetlands which enabled construction of a barge dock across wetlands and into Waters of the USA on the Illinois River.
