Background and Expertise

Daniel Griebel is a Vice President at CTK Chicago Partners. Dan specializes in industrial real estate tenant representation, land assemblage for rail & barge served sites, strategic marketing for disposition or acquisition, and has a thorough understanding of entitlement processes for brown field or green field development.

Dan led a development team that assembled and subdivided a 147-acre rail and barge served site that tripled the value of the acquisition. The assemblage consisted of combining the unique attributes of a brown field rail served parcel with a contiguous green field parcel that required ACOE permits to access the Illinois River. He coordinated environmental engineers, surveyors and civil engineers to surpass rigorous standards imposed by City, State and Federal departments for NFA designation and mitigation of federal wetlands which enabled construction of a barge dock across wetlands and into Waters of the USA on the Illinois River.

Dan represented deCODE genetics, Inc. on a $25,000,000 Life Science Sale-Leaseback in Woodridge, Illinois. The 102,000-square foot building featured a mix of corporate headquarters, administrative office and lab space with the opportunity to double the building’s footprint within a 14-acre biopharmaceutical campus. The Woodridge transaction was nominated for the NIOP Industrial Investment of the Year Award.

His value added services for Advocate Medical group included the redevelopment of a vacant 30,000- sq ft office building into a Medical Office Building. As the developer of the property he conducted feasibility analysis that incorporated knowledge of ADA compliance, building code regulations affecting medical facilities, review of footprint and design to satisfy the proposed medical group’s size and scope of services, financing considerations for above-standard improvements and review of design-build formats for construction bidding. The tenant remains a tenant within the project after 18 years.

Most recently he specializes in providing real estate logistics solutions to multi-modal distribution and warehouse clients throughout the United States. He also coordinated the Industrial Marketing Program for the former 769-acre Glenview Naval Air Station redevelopment master plan.
